  • Make at least a $500 out-of-pocket cash investment (or down payment)
  • Occupy the home as a primary residence

NDHFA FirstHome Program

The FirstHome program assists home buyers in getting a fixed-rate mortgage. It can be paired with one of several down payment assistance programs.

To qualify for this program, home buyers must meet the following requirements:

NDHFA HomeAccess Program

The NDHFA homeownership programs include HomeAccess. This program is similar to FirstHome, but it’s not just for first-time home buyers.

To qualify for this program, home buyers must meet these requirements:

  • Be a single parent with at least one dependent child living in the home 50% of the time
  • Be the mortgagor or the mortgagor’s spouse who served in the active military, naval or air service and been discharged or released from active duty – not under dishonorable conditions
  • Be the mortgagor, mortgagor’s spouse or a dependent(s) who’s permanently disabled or age 65 or older and lives in the home
  • Meet income and purchase price limits

NDHFA North Dakota Roots Program

The North Dakota Roots Program is designed to offer moderate-income North Dakotans with a fixed, low-rate mortgage and down payment assistance.

To qualify for this program, home buyers must satisfy these requirements: Comply with the current conforming loan limits or the limits of the applicable loan insurer or guarantor.

There are no income or purchase price limits for this program.

NDHFA Targeted Area Loan Program

The NDHFA Targeted Area Loan Program provides reduced interest rate loans for targeted areas of North Dakota.

The following down payment assistance programs and closing cost assistance are available in North Dakota.

NDHFA Down Payment And Closing Cost Assistance

The NDHFA Down Payment and Closing Cost Assistance (DCA) program offers down payment and closing cost assistance for low-income home buyers. The assistance amount is calculated as 3% of the first mortgage loan amount in the form of a credit toward the out-of-pocket cash requirement.

NDHFA Start Program

The NDHFA Start Program offers closing cost assistance for low- to moderate-income borrowers. Similar to the DCA program, you can be awarded a credit of 3% of the first loan amount.

  • Purchase a 1- to 2-unit property
  • Occupy the home as a full-time residence

Traditional Loans For ND First-Time Home Buyers

FHA loans
