About 1212 W 69th St

Welcome to what I lovingly call, Kemper House. The story from a 50 year owner of the home is that in 1950 this home was purchased by R. Crosby Kemper Sr. (namesake of Kemper Arena in Kansas City, MO) as a wedding present for his son, R. Crosby Kemper, Jr. (co-founder of the Kemper Museum of Contemporary Art in Kansas City, MO) and his new wife Cynthia Warrick Kemper. While no records exist to prove the exact story, deed records do indeed show the R. Crosby Kemper, Jr. and Cynthia Warrick Kemper ownership provenance of this stately home in 1950. The Kemper's are one of the most well known and philanthropic Kansas City families of the 20th century. Hence, my naming of the home, "Kemper House." The renovation of this home has been an 18+ month process requiring many decisions regarding how much to preserve and how much to "modernize". The original wood shake roof was found underneath the existing, worn out composition roof and was fully replaced with a new, modern composition roof along with new gutters in 2023. The kitchen was gutted and replaced with fully modern kitchen cabinetry, counters and appliances. The primary suite, which consisted of two PARTIAL bathrooms was gutted and replaced with a fully modern bath. The extensive brick paver patio in back had been completely overgrown by giant yew plans and has been fully revealed. The back yard was fully overgrown and has been restored. But, much has also also been preserved. The siding and windows have been painted, but preserved. The original doors and as much hardware as possible has been preserved. The original hardwood floors found throughout 90% of the home have been fully refinished into a modern, walnut color. Located in a stellar neighborhood, just off the incredible Ward Parkway, this is truly one of the most unique home buying opportunities in the Kansas City area.
